About the Project

Housing Trust Placer, Inc. is making strides toward its mission of expanding affordable housing throughout Placer County. In December 2022, HTP acquired the 3.78-acre Sabre City site, setting the stage for a transformative housing development aimed at providing long-term affordability. In 2023, the final map for the subdivision was approved, marking a significant milestone, thanks to strong partnerships with the County of Placer and the Department of Housing and Community Development.

Parkside at Sabre City Community Updates

This groundbreaking affordable housing community will feature manufactured homes, with each lot containing both a main residence and an accessory dwelling unit (ADU). Parkside at Sabre City will offer a variety of housing options, ranging from 2 to 4 bedrooms, tailored for income-eligible renters whose household incomes do not exceed 80% of the Area Median Income (AMI).

In November 2024, we celebrated a significant milestone with the groundbreaking ceremony, marking the official start of construction. Since then, progress has been steady, with the installation of units beginning in December 2024.

Locally based Titan Property Management is now accepting applications for homes at this new community. Applications are accepted on a first-come, first-served basis.

Important information: Parkside will enforce occupancy standards that establish the minimum and maximum number of household members allowed per home. Household size includes all full-time members listed on the application, including temporarily absent members, children anticipated to live in the home, students away at school, live-in aides, and foster children or adults. Household size must be appropriate for the home and any verified special needs. In general, maximum occupancy is two persons per bedroom, plus one additional person.

Households must make at least two times the unit rent and four of the 44 units are reserved for households whose incomes do not exceed 30% and 60% of the area median income. All other homes are reserved for households whose incomes do not exceed 80% of the area median income. Applications will be taken on a first come first served basis.

4-Bedroom Homes
  • Household Size: 3–5 people (Maximum 9)
  • Rent: $2,388/month

Security Deposit: Equal to one month’s rent
